I was taken aback by hearing following news from my friend during a Lunch-Table discussion....
"My brother-in-law's college-mate (who works in TCS) have purchased a plot in Adibatla after reading one email (that he got from TCS PR/Communications team) which mentioned that 'TCS will be setting up a new campus at Adibatla'. He had taken it in some GP layout near to the campus @1000/- Per sq.yrd and have recently sold it @4850/- Per sq.yrd"
Many of his TCS counterparts might have simply Shift-Deleted that email. But, thanks to his patience in reading all such organization-wide communication emails; he has got ~5 times of appreciation in <2 years time-frame. Considering the time factor, that's a big margin, one can get.
Ok...That's what inspired me to visit that place. Just for your reference, here is the snapshot of Backside-View of TCS campus that is being constructed by L&T:

- Hyderabad is already a well-known IT/Software hub in India - No one can deny that
- ITIR: As I read in English newspapers and Tech Blogs, Hyderabad is fortunate to get this deal by beating many states like Odissa, Karnataka,..etc
- India wide respected education institutes like IIIT, BITS, ISB... are here
- Metro Rails - Once all the proposed phases finishes up (with L&T doing them, its just a matter of time) Hyd will be another Delhi or Bengaluru
- Proximity to Airport: As we all agree, software companies and its promoters prefers SEZs that are located close to International_Airports
- ORR
- Prices in common-man's range: Unlike Vijayawada or Ongole or Vizag or Guntur, where realtors have already hiked the prices for obvious reasons, in areas like Adibatla, prices are still in acceptable range.
- Developments & Future-Prospects in that Maheshwaram/Raviryal/Adibatla belt: Be it already functioning SEZ's like Tata AeroSpace(Adibatla), HCL Infosystems(Maheswaram) [or] upcoming offices like TCS, CTS (Bhoomi-Pooja by L&T have already completed on 08/Oct. I have seen their banners inviting Cognizant delegates). And thee areas already have got Schools like RainTree International, Aga Khan Academy, Brilliant Grammar High School...etc.

- BTW, investors or NRI who hails from Andhra region and fear to buy properties in Hyderabad have already slowed-down. Not recently, such people have started investing near their native places since 2009 or so (when T agitation was at it's peak)

DeleteThere are many Non-Locals who come here and settle in Hyderabad. Many of my managers & ex-managers, ex-colleagues had bought properties(plots/villas/flats) here in Hyderabad. Same is the case with Andhra people too. Some of them migrate to B'lore or Chennai or Pune and settle there. So...our origin shouldn't matter as long as the property we are taking has all the approvals and legal-clearances.

DeleteIf you have surplus money and just want to throw it on a Farm-House plan, go for Mokila.

Hi Lakshman, DTCP stands for "Directorate of Town and Country Planning". My choice is always a HMDA/HUDA Layout.
DeleteRachalur can't be claimed as an Hyderabad area. It is as simple as buying a plot in our Town @ our Districts. So, we can not expect much appreciation as such. No matter what the Marketing team say, forinvestment propose, it is not a good bet. Certainly.

First, let me tell you that you have done a great job in coming up with this post and has included a good info. While I was going through your post, I felt for the first time that I have come across someone who is equally interested(or should I say obsessed?) in going into deeper details to research a particular area and sharing the info :-)
Only a couple of weeks back, I had decided to invest in Adibatla and started researching more about the area (being outside of India, I didn't have the luxury of visiting the area in person though).

you must first get someone go around all the above places and enquire. the prices for Kongara,Mangalpally,Ravirayal,Patelguda range from 5000 - 8000/ sq yard and Bongulur and Adibatla from 13000 - 25000 / sq yard.

ReplyDeleteHeard from few Cognizant folks that they have cancelled the Adibatla campus plans. Anyone aware abt whether they started the construction or not? Also, apart from TCS, almost all the land in ITIR in that part is owned by Tata. So, we may only see Tata Aerospace, TCS and some manufacturing units. Is it enough to make it big? I`m wondering if ~30000 TCS employees can give Adibatla`s economy a big push then why is it not true for Pocharam where Infosys is scaling up from existing ~8000 employee to more than 40,000 with next 2-4 years. Also, the location of Pocharam looks more appealing than Adibatla. Given that Adibatla and Pocharam are close to ORR(existing or proposed), the rates are bound to increase in longer run. But i`m wondering whether Adibatla is a good bet in short run given other comparable options like Pocharam, Kollur etc where land rates are on par and have more triggers for growth

Word of caution.Adibatla seems hype and nothing more. People who bought over the last 4 years have made good returns. They are lucky. But to invest now , be cautious
ReplyDeleteCognizant pulled out from Adibatla. They are now expanding in Raidurgam and Gachibowli. The land was surrendered back to govt.No other IT company is considering Adibatla. ITIR project itself is in question. No funding has been released as promised earlier.
Aero space expansion is great but keep in mind aero industry creates jobs in thousands. Not like IT.
Mokila seems promising, if you want to live in 5-10 years
Will leave with final food for thought. No major( I mean really major) developer has touched Adibatla. Whereas Aparna, Subhishi, Reliance, Hiranandani, GVK has acquired huge chunks in Mokila.
By the way Google, Amazon, Uber have all got lands in Financial district. Forget about Adibatla , they refused lands in Kokapet which is right next ( even after getting legal clearance ) so fo companies to seriously consider Adibatla we are a decade away. And forget metro or MMTS not even proper bus facilities are avai

Guys this write up was good.... in 2013; Its 2016, please be cautious in investing in Adibhatla... Things haven't progressed as planned for the area. I have sold off mine recently and trust me after 2 years there was no appreciation and no one wanted it.. Basically too much supply.
